Commercial Property Manager

North Houston real estate company is looking for an experienced Commercial Property Manager for their Property Management division. This individual must have previous and strong experience in commercial property management of industrial warehouses, retail or office/warehouses. Candidates with experience in only apartments will not be considered.

- Accurately and timely communicate the owner's needs and requirements to the assigned staff and manage accordingly.
- Adhere to the terms and conditions of each management agreement and all lease documents.
- Communicate effectively with property owners or their representatives, tenants and internal team members of all divisions within the company.
- Initiate and execute day-to-day operational procedures.
- Maintain all accurate files for all properties, tenants, operational processes, and in the approved format.
- Help coordinate the management of properties interior and exterior, as well as mechanical systems, build-outs, renovations, tenant move-ins, and move-outs as required by agreements in place.
- Coordinate, process and conduct, when needed, property inspections and prepare inspection reports and send to the team as the process provides.
- Solicit bids, schedule and coordinate maintenance requests and inspections.
- Bid and oversee operational and tenant improvement contracts and services.
- Review construction bid proposals and make recommendations to property owners or representatives.
- Contract and monitor qualified contractors and trades people needed for project or tenant construction and remodeling.
- Maintain current certificates of insurance for all tenants, property owners and contractors.
- Resolve problems to the mutual benefit of the tenant and the owner.
- Implement and monitor tenant needs assessments.
- Administer all leases assuring compliance with provisions/ agreements.

Experience, Skills and Qualifications:

- At least three (2) years recent property management experience with commercial industrial, warehouse, retail, office/warehouse properties involving all aspects of lease administration, compliance and direct tenant communication.
- Texas real estate license preferred.
- Must have problem-solving abilities, work efficiently, accurately, and stay on task.
- Must have intermediate to advanced Microsoft Word, Outlook, and Excel proficiencies
- Rent Manager or other similar property/tenant management software proficiency preferred.
- Must be able to handle multiple projects, changing priorities and a continually heavy work load.
- Must be results oriented.
- Must have strong oral and written communication skills
- Strong customer service orientation.

Pay and Benefits

- Annual Salary of $55,000.00-60,000.00
- Healthcare Supplemental Payment negotiable
- PTO negotiable
- This position does not come with healthcare insurance or 401k.
