Builders Break Ground on Model Homes in Woodhavyn

Representatives with Shea Homes, Perry Homes, Toll Brothers and Baker One Design celebrated the start of model home construction in Woodhavyn, a new Shea Homes community in Montgomery County.

MONTGOMERY, TX -- Model home construction is beginning in Woodhavyn™, an approximately 300-acre community underway along Dobbin-Huffsmith Road north of Hardin Store Road in Montgomery County.

Shea Homes®, Perry Homes and Toll Brothers celebrated the start of homebuilding activity during a Dec. 5 ceremony and expect the models to open in Spring 2025. Woodhavyn will encompass approximately 700 lots split between multiple phases and a variety of property sizes.

Phase 1 of Woodhavyn includes 160 homesites with 40-foot, 50-foot and 60-foot-wide properties. Future phases will include more than 500 homesites potentially with the addition of 70-foot-wide properties. Pricing has not yet been announced.

Nestled between The Woodlands, Magnolia and Tomball, Woodhavyn is located in fast-growing Montgomery County and named for its wooded landscape. Mill Creek runs along the southern portion of the property with more water features, trails and amenities planned.

The Havyn Amenity Village is slated to open in 2026, featuring a resort-style pool, an event lawn, a splash pad, water features, a playground, trails and more.

Residents will also have easy access to the region via Hwy. 249, FM 2978 and the Grand Parkway, located just to the south. Woodtrace Boulevard runs through Woodhavyn and is under design to connect FM 2978 at the west edge of The Woodlands with Hwy. 249.

Children will attend schools within the growing Magnolia Independent School District.

This is the third community Shea Homes is developing in the Houston area. Home sales are ongoing in Evergreen™, also developed by Shea Homes, in nearby Conroe.
